Proposed scheme amendment

The City has received an application for an amendment to Local Planning Scheme No. 5 (LPS 5) from a landowner, proposing a change in density within the street block bound by Waylen Road, Railway Road, Morgan Street and Fortune Street.
 
The proposal is for an increase in density to R60 for the western six lots abutting the R100 coded lots along Railway Road, and R40 for the eastern nine lots. The lots are currently R15.
 
The applicant has advised they did not consult with the affected landowners before lodging the scheme amendment request so, as a result, the City sent out a letter and information sheet to directly affected landowners, advising them of the proposal.
 
The City is now required to follow the process outlined in the Planning and Development (Local Planning Schemes) Regulations 2015 relating to an amendment to a local planning scheme.
 
Council will resolve whether or not to proceed with the amendment at its May meeting.
 
Should Council determine to initiate the amendment, formal consultation will be undertaken with the affected landowners and nearby residents.
